We were faced with a relatively small flat and a client who wanted to make the most of the space that was available. It is a common theme for our clients to want extra space to live in so we specialise in helping people in this area. The project brief included incorporating an additional bedroom to maximise the space that was available. To add to the list of challenges with this build, we had to think about the fact that this is a listed building. Gaining Planning Permission for mezzanine floor with Listed Building consent takes a lot of skill and experience from the architect and that is why we were chosen for the task.
We had to also gain License to Alter consent from the freeholder for any alterations that we proposed so the process was one of negotiation with all of the interested parties so we could provide a solution that was acceptable to all – but with our client being at the front of that list. As this is an old building, we commenced the work by assessing the ceiling height to see if that was the best way to make best use of the available space. We figured that adding a mezzanine floor was going to be the most effective way to open up the apartment and generate more space for the owner.
While the kitchen stayed in its previous location, its new situation meant it was now under the stairs providing access to the mezzanine, so we were able to create a compact kitchen with plenty of preparation space due to a large island with bar-style stools for guests to interact with their host.
The height of the ceiling allowed us to come up with an innovative and stunning design for a mezzanine floor. When looking to achieve planning permission to build a mezzanine, we needed to consider the access to the newly-designed space. If the stairs took up too much space on the lower floor, then it would defeat the purpose of the interior design
It can be tricky to perfect internal structural alterations in listed buildings but we have the experience and know-how to make it work. We have not only presented the project with listed building planning drawings but also with mezzanine floor structural plans and structural calculations for Building Regulations approval. We are proud to announce that we got planning permission for mezzanine floor which gave our client the extra space they desired without having to sell up and move home.
